Wasted Energy, Rising Bills
- Lights run at 100% even when no car or person passes by
- TNB AFA surcharges push the rate higher
- The TNB bill keeps increasing, month after month
Rising, recurring electricity cost.
AI Smart Tube, intelligent lighting that senses vehicles and people, dims itself when nobody's there, and reports its own faults. Proven in Malaysian buildings. Zero CapEx option available.

Most Malaysian car parks burn full-power lighting around the clock, whether a car passes or not. The costs show up in three ways.
Rising, recurring electricity cost.
Ongoing, open-ended maintenance expense.
Safety gaps and resident complaints.
AFA, the Automatic Fuel Adjustment, is the fuel surcharge on your TNB bill. It is reviewed monthly, and the trend is up.
Source: myTNB published AFA rates (Aug 2025 – Jul 2026) and 3-month projection. Values in sen/kWj.
Media reports highlight rising electricity cost pressure, covered by The Edge, The Star and Berita Harian.
AFA for April 2026 was announced with a slightly lower rebate, meaning higher effective rates for buildings.
Energy-saving solutions are increasingly important for building operators who want to protect their budgets.
Three ways buildings try to save on car park lighting, and why only one of them is guaranteed.
Energy saving 30–50%
Energy saving 20–40%
Energy saving 70–90% · guaranteed
A top view of a car park showing how tube groups brighten ahead of a moving car and return to 10% behind it.
Lights turn on when vehicle or human motion is detected and automatically dim when no motion is present. Dimming levels from 0–100% can be adjusted on the platform to match your building's requirements. Brightness ramps smoothly, never suddenly.
Tubes work as teams: when any tube in a group detects a vehicle or person, it triggers the whole group simultaneously, so lighting arrives before you do. Group logic is stored in each tube's built-in intelligent chip, keeping operation stable, safe and reliable even offline.
Before vehicle motion is detected, tubes hold a dim 10%. The moment the microwave sensor picks up an approaching car or pedestrian, brightness ramps to 100%, then eases back down after they leave. Every threshold is adjustable.
A smart tube that senses and dims itself, and a gateway that connects every tube to the cloud.

A cloud Energy Management System (EMS) plus a mobile app for monitoring consumption, savings and device status.
Based on real measured data: conventional 18W tubes vs AI Smart Tubes averaging 3W. Adjust the sliders to match your building.
Defaults reproduce our reference case: 1,000 tubes × 12 h × 360 days. AI Smart Tube average consumption 3W (10%–100% adaptive dimming).

A feature-by-feature comparison of AI Smart Park against a typical lighting provider.
| Feature | AI Smart Park | Typical Provider |
|---|---|---|
| Certification | ✓ SIRIM approved, Malaysian safety & electrical standards | No SIRIM certification mentioned |
| Proof of Concept | ✓ Free POC, real before/after readings verified | Usually none; savings estimated upfront |
| Average power usage | ✓ 3W average thanks to AI dimming | Higher, from conventional sensor/LED systems |
| AI technology | ✓ Built-in AI chip, 10–100% smart dimming on movement | Typically fixed brightness at lower watt |
| Energy Management System | ✓ Cloud + Local EMS, monitor, analyze, detect faults remotely | Usually no integrated EMS |
| Contract flexibility | ✓ Annually renewable, flexible for management / JMB / MC | 10-year fixed contract commonly required |
| Maintenance monitoring | ✓ Automatic fault reports through EMS | Usually requires manual inspection |
| Estimated energy saving | ✓ Up to 65–90% with AI dimming technology | Typically lower, depending on sensor/timer setup |

Malaysia's first annually renewable contract, aligned to strata terms
Both models begin with the same free Proof of Concept, measured on your own building.
Upon approval of the POC proposal, the schedule is finalized from your agreed start date. Four steps, zero cost.
We measure your car park's existing energy usage, your real baseline, not an estimate.
A representative zone is upgraded to the adaptive dimming system.
You watch the before/after consumption live, full transparency.
We prepare the POC results and present the findings during your meeting.

The proof of concept begins with a free site survey; results are measured on your building and presented to your committee.
